- 20% deposite required to secure booking
- Balance due 2 months before arrival
- House sleeps 26 people only. More than these numbers will not be accepted unless agreed in writing before arrival. Breach of these numbers could lead to cancellation of booking with no recompense
- Extra guests for parties by arrangement with owners. Usually £10 per guest
- Cancellation by owner due to force majeure; all monies paid will be refunded in full. No compensation will be paid for any costs expended of any description by the hirers
- Cancellation by the owner, for any reason other than force majeure; all monies paid back in full plus 40% but no compensation will be paid for any costs expended of any description by the hirers
- Cancellation by the hirer for himself or on behalf of the others:
- Over a year before arrival – 75% of deposit repaid
- Over 8 months before arrival – 50% of deposit repaid
- 2 – 8 months before arrival – None of the deposit repaid
- 1 – 2 months – 20% of amount if paid in full repaid
- 0 – 1 month – no refund
- We have no insurance for fireworks and if you want a display you will need to do it through a firm which has their own
- Gas by meter reading for period 1st October – 5th May

- A maximum of 3 dogs welcome at an additional £16 per dog. It may be requested that dogs are kept on leads outside the house

- The owner cannot accept any responsibility for any injury, expense, damage or loss of any name suffered by persons from any means whatsoever apart from proven negligence on part of the owner or his employees
